I paid £234 for two nights and the room was definitely not worth the price. first of all it was cold inside the room and the stove didn't work, only in the morning you felt a little bit of heat and there wasn't even a radiator inside the bathroom. I enjoyed the breakfast even though there wasn't much choice of variety.

I found that property was very good and clean and by a bus stop.

Very good location to the city centre, from city centre you can walk to the train station. Location Great. Nice English Breakfast. Host was very friendly and helpful. He even upgraded my room for free.

Breakfast price for children to me was high same price with Adults. Door bell not working. Room was cold

We visited York in December as we wanted to enjoy beautiful Christmassy atmosphere. City will not disappoint you. The property is located a good 10 minute walk from the city, which we did not mind. Room was clean with everything you needed for a short stay.

The room was quite cold. Heating was on only for a couple of hours, so as we were getting ready for the breakfast at 8am, the heating was already off. The same in the evening. Shower did not work properly, very weak stream of water. Breakfast was another disaster. Not properly cooked, using tinned mushrooms, bacon and sausages tasted cheap plus no baked beans (only special guests got them, the same as option how you like your eggs cooked, adding instant coffee into already made jug of coffee). We based our stay on the reviews, but we were very disappointed with the stay here. All you want from B&B is a good shower and a nice breakfast. None of these we got here.

Lovely house ,good size room and shower room ,very clean ,nice breakfast ,hosts kindly allowed us to leave car there after checkout until we finished sightseeing would definitely stay again

It was very much as advertised. I had read the reviews so had an idea what to expect. It suited our needs well. The guesthouse was an easy 20min walk to town centre and also had a very convenient bus stop just outside. Lots of extra coffee, tea, milk etc provided which was appreciated. Room was nicely heated.

Towels were needing replacing as had a hole or two. Otherwise, we really got what we expected after looking at the information online.

Location is great - about 25 mins away from the centre of York. It felt cosy, good price, nice staff and free parking.

I didn't like was how small the shower was in our room, and it would be nice to have a full length mirror.

Staff were pleasant and everything was very clean. Its in a good location for bus/car travel, but it is a longer walk than advertised - 30 mins at a leisurely pace. Breakfast was tasty.

Down sides - very dated decor and facilities very basic. our bathroom was missing a toilet roll holder, so it was just left on the floor... It was adequate, but on the expensive side considering it is not in the city centre and it is basic in terms of style and comforts.

On arrival we were shown our room which was clean and comfortable. The window did not open so there was limited ventilation. Breakfast was good but we had no other meals in the hotel so cannot grade them. Parking facilities are good.

The output from the shower was limited otherwise we could not fault the hotel.

Very Friendly & Helpful Staff. I needed to amend a booking for a colleague and they could not have been more understanding & helpful. And breakfast chef was helpful generous and very witty.

The location is really good as it was an easy drive to the Midway and the park and ride bus was just outside and ran every 10 minutes. The bedroom was very clean, good linen on the bed and had a good supply of drinks and toiletries. The shower was easy to use and quite new. The breakfast room is cheerful and service very good. The breakfast is good and we had plenty of drinks supplied. It was nice sitting in the lounge. The bed was comfortable and tv modern and very easy to use. The staff are very heloful and friendly. Car parking was useful.

The room was not serviced so I ended up drinking out of the same cup for 3 days. I am sure they would have changed it if I'd asked. There is a strange smell downstairs..carpets need replacing, old furniture needs replacing generally. Small touches like better quality lampshades would improve. Getting onto the wi fi is a nightmare in the rooms as the letters numbers in the rooms are not clear. I went downstairs and on the desk it was clear. We were all frustated by that so change the signs in the rooms. The sausages were unpleasant at breakast but it is generally good. To be fair it is a basic B and B , very old fashioned but clean. You will be dissapointed if you want luxury but it does the job. I would stay again though there is no where to eat locally so you have to go into York at night. York gets lively at night but is great through the day and early doors. Shopping was fun and Betty's and the ivy are great.
