A little way from the town centre. Only needed a base as it was only needed to sleep. But was comfy clean.

Ricardo and Fiona are the consumate hosts. Checked us in quickly even though we arrived late. Made us feel completely at home. The property is very well kept. The rooms are lovely. Good light. Fresh. Very comfortable. It has easy access to the sites in York. This is where you should stay in York!

For a 1 night stay it's great. Good location and staff very friendly. Unfortunately the room was too small when you have 2 large suit cases and 2 carry on bags. No where to put bags. Also no air conditioning which made room hot.

An excellent B&B, walked in to York along the river, its on a frequent bus route and Ubers from town reasonable. Super breakfast. Spacious king bedroom with a very Comftable bed. On site parking was limited.

My wife and I were victims of delayed and cancelled flights and a lost checked in bag at Heathrow. Not a good start to a vacation, but we texted Ashbourne House and Fiona sent us after hours directions to get in and did everything that she could to get us off to a good start and relieve our stress. The location is great and she gave us instructions for walking along the river to the center of the city, a short pleasurable walk. If you prefer, the bus is only a block or two away. Our room was clean and comfortable, with a good bed and it had everything that was needed for a pleasurable stay. She serves an excellent full English breakfast in the morning. It may or may not be included in the price depending upon your booking agent. Regardless, you will want to add it if it is not included. We highly recommend the Ashbourne House to anyone visiting York.

First time I have been to York in 45years, loved it and the weather was amazing. The hotel we stayed in was lovely and the host was very friendly and helpful in how to walk to certain areas.

The warmth and attention to detail is immediately evident upon arrival. Room/bed is comfortable and quiet. Far enough from center to be peaceful with access to the city via a pleasant riverside walk. Wonderful breakfast and Ricardo and Fiona are excellent hosts. Highly recommended!

Very warm welcome on our arrival. Recommend the cooked breakfast, was very nice. Nice location just out of the city centre. A lovely walk which takes around 30 minutes on the river path to the city centre. Very enjoyable stay and Fiona was friendly, made you feel welcome and knowledgeable about York and what is happening there.

We stayed here over the weekend to celebrate my birthday and what a fantastic time we had! As soon as we arrived at the accommodation, the owners were so welcoming and were so kind to upgrade our room on a last minute basis because it was my birthday - such a lovely personal touch! The room was so spacious and spotless. It had a really homely feel to it and everything was so comfortable. Hands down the breakfast was THE best breakfast we’ve had at a B&B. Everything served was quality and cooked to perfection. Location was ideal with a pleasant stroll along the river to the city centre, around a 20-25 minute walk. The whole stay and our time spent in York was spot on, we can’t wait to return once again!

Great location, and we were welcomed warmly despite checking in late at about 9pm. The walls are quite thin, as we were able to hear the tv from the room next door - but other than that, everything is great and nice

Excellent stay, Fiona was very friendly and provided information regarding local eateries plus places to visit. Nice clean property, lovely clean dining room and an excellent breakfast, freshly cooked, lovely and hot.

Lovely inside,lovely host and great breakfast. Didnt like so many lights on outside the room and cushions on the bed as they are not able to be washed at 60 degrees and generally just a waste of space.

Paul and Julie are classy and gracious hosts. They are very helpful, and room and breakfast are top notch!

Great place for our first night in the UK, the hospitality was fantastic, room spotless, bed soooo comfy after a long flight, breakfast amazing. The recommendation for dinner was spot on. Thank you Paul and Julie.
