About this cottage rental
Beautiful grade 2 seaside cottage, close to the beach and great for bird watching, photography, walking, cycling & sight seeing. There are historic houses, castles and internationally renown gardens near by. For the water sport enthusiast there is kite surfing, sailing, paddle boarding and of course swimming !
Perfect for a family holiday or a romantic break.
Rye is 10 mins by car or bus with it’s cobbled streets, great restaurants, art scene and Antiques shops. There are a host of great places to eat ranging from traditional country pubs to fine dining restaurants and local vineyards offering wine tasting and an award winning micro pub for the beer lovers.

Lovely house, very well equipped, clean and homely. Great outside area for eating and for the dogs. Fabulous walks from the doorstep and a Shirley drive from historic Rye.
We had a lovely break with the family, great for running, walking and relaxing.

We were very impressed with the thought that had gone into everything that was provided, even for our little dog who loved her treat drawer for example, unusual to get a sky tv in a holiday let too, the location was ideal for the beach,and getting out and about

Very comfortable, clean and cozy cottage. Close to the beach, beautiful walks. Shop close by, including a yummy fish and chip shop.
The cottage is well equipped with everything you might need.
Also a lovely garden to sit in / eat in.

This was a fab house for us 6 adults. Plenty of room, and the kitchen is equipped with absolutely everything you could think of. Lovely patio with table and chairs. The beds are very comfy and the bed linen and towels are very nice quality. A very generous welcome basket was provided including Aussie shampoo and conditioner. There is a very well-stocked Co-op about 50 metres away as well as a chip shop and pub. The nearby beach is pebbly but Camber Sands is 15 mins away by car and is a wide sandy beach. The delightful town of Rye is 10 mins by car.
Altogether a very well appointed and comfy house in a great location.

The cottage was homely and cosy, and well equipped. Lovely and warm. Well located for visits to Rye. The only downside for me was the multiple caravan parks around, though this was less of a bother in the winter. The host was communicative and flexible.

The house is nice and has everything that you need!! But the photos of the garden are very misleading it needs some attention. There are weeds all over the patio all in flower beds which some are thorns and scratched my little boy. There is no 6 seater table as shown in pictures just a small round rusty metal table for 4 people when we are a party of 6. Which being summer we would have liked to have sat in garden. Also picture showed seating area at back of garden which had nothing apart from decking which had a piece loose which they use for some sort of waste underneath. My daughter got her foot caught down as moves. Also the property is supposed to be dog friendly but the fence at the side of property has big holes which resulted in my dog getting through numerous times so had to be watched. So do not believe the photos of the garden. But the house is fine and is true to pictures.

We had nice two weeks in Winchelsea Beach and the surrounding area. The house is lovingly furnished, but some renovation is necessary here and there. The garden is not quite as big as it looks in the pictures and could have been a little more well-kept. It must also be mentioned that there is a very busy road in front of the house, which makes it almost impossible to sleep with the window open. Otherwise, everything went smoothly and the host reacted quickly if something happened.

Great cottage very close to the beach. We didn’t have a car, so the bus into Rye was super easy. Suzy before arrival was super helpful. The cottage had everything we needed. Would stay again.

The 5 of us decided to take our annual Christmas break on the south coast this year.
Looking through the various holiday websites we stumbled across Spinet a delightful 3 bedroom cottage in Winchelsea on the VBRO site.
It looked full of character with everything we needed for a relaxing stay. It was close to the beach, a bar, fish & chip shop and a Coop supermarket. The was a bus stop just yards away with services to Rye and Hastings.
Upon arrival we were pleasantly surprised as Spinet offered us much more than we expected. It was roomy and very comfortable.
We would definitely recommend this property and would probably return when the summer season is in full flow.

We (four adults, two children and a dog!) had a lovely stay at Winchelsea Beach.
The cottage is exactly as advertised and was exceptionally clean and comfortable. I've never stayed in self-catering accommodation that was so well-equipped! The Christmas decorations and hamper with goodies was a lovely touch and made us feel right at home.
Suzy and Amanda were exceptional hosts providing excellent hints and tips of where to eat / visit and were very responsive to any questions we had.
Thank you for a lovely stay and we hope to visit again in the future.

Spinet was a beautiful, well appointed cottage.
We arrived on 27th December on a dark, windy and wet evening to open the door to a welcoming, cozy cottage - decorated to a high standard and dressed beautifully for Christmas. A generous welcome basket awaited us in the kitchen.
The owners were helpful and friendly and made the whole process so easy.
We loved our stay at Spinet - it was the perfect end to Christmas.

This house is lovely, the hosts are fantastic, friendly and helpful. Nothing was too much trouble. Open fire with everything you need. Beautiful room, excellent bedding and towels. The house is full equipped with all the essentials. Puzzles, games, and cards perfect for all ages. The house is just perfect. Thank you both soo much for making our holiday soo special.

We had a lovely break, a very nice clean and warm cottage, it had everything you would want. Near to chip shop and store for any food, and close to beach. It was everything that was advertised.

Stayed at this property for a week . Wished we had booked two weeks, everything you could want is supplied in this fantastic cottage. Location is perfect for Rye, Winchelsea & Camber Sands& numerous other places. We were so pleased that we could also take our 2 dogs who had a great time in the garden. Will definitely be returning again. Thanks to Amanda & Suzy who couldn’t have been more helpful.

Really lovely place for a holiday! my wife and I with our two young girls (3&5) and my father in law joined and was plenty of room for all. The cottage is well stocked and in great condition. Very handy having the local co op and playground opposite and just a short walk to Winchelsea beach. We found it a great location to explore the area, easy to get to a great sandy beach at Camber Sands that the girls loved. Suzy and Amanda made the stay really easy and offered loads of great tips to explore the area - thanks again!

A charming cottage in a great location
A charming cottage in a great location – near to the beach and local recreation ground (walking for the dog and play area for our grandson). The owners provided some excellent pre-trip information on local attractions and dog friendly eating places.
Very well equipped throughout, especially the kitchen where we also found a welcome basket of tea, coffee etc. With 5 adults, a toddler and dog the lounge was cosy but manageable. Good sized dining room with large table was more than adequate. The bedrooms were all of a good size, with cot supplied.
Outside could be described as “rustic”. Supplied with table and chairs, barbecue, area of grass, etc. Although fenced and gated we had to keep an eye on grandson and dog as there were a few areas we preferred they didn’t explore.

Wonderful Cottage!
A week spent in this lovely cottage with family exploring the surrounding area. The cottage was very cozy and well equipped. With the beach a few minutes walk away was perfect for dog walking. Thanks to Amanda and Suzy, who made our stay perfect!

A superbly appointed cottage for our stay with every home comfort you could possibly need. The area is great for exploring and made even better by a week of Easter sunshine! We have just spent a week at this lovely property exploring Rye and the surrounding area. The house was perfect for our needs, it is one of the best equipped holiday rentals we have stayed in and was lovely and clean. The cottage was perfectly located for dog walks along the beach and through the nature reserve. We enjoyed Rye, especially the dog friendly inns. We would also recommend Battle and a visit to Battle Abbey (also dog friendly). The cottage is cosy and perfect for a family getaway with your four-legged friend. We would stay again.

Little gem.

Fabulous cottage moments from the beach
The check in process was seem less and we were greeted with a welcome hamper of essentials which was lovely. The cottage felt much bigger than we expected with plenty of storage for our winter coats and boots!
The lounge was really cosy and the log burner an added bonus. The kitchen had everything we needed for the variety of meals we cooked.
Gorgeous bedrooms and all over the charm of an older property.
The cottage is moments from the beach and some lovely walks in the nature reserve (the dog is still exhausted).
We absolutely loved it and if we’re staying down that way again will be sure to stay here again. Thank you A&S!

A perfect holiday
It was such a delight to stay in this beautiful cosy cottage. Amanda and Suzy made us feel so welcome with all their advice about the local area and an amazing basket full of goodies on our arrival. It was a great location for walking, and visiting many picturesque sites. We had everything thoughtfully provided and felt completely at home in the cottage and lovely garden. What a glorious week!

The garden is large and secure for children or animals.
It is a 5 minute slow walk to the beach which is pebbles at the back and compact sand as you near the sea.
Ancient Rye is 7 minutes by car and Hastings old town is about 15 minutes by car.
Battle abbey is 35 minutes and camber about 15 minutes.
So everything is on the doorstep.
The bedrooms are large with storage in two of them.
There is a dining table easily for six people.
They have Netflix if the weather is poor.
Two toilets and two shower one with a very large bath.

Super break in a lovely house in early August. Weather pretty good overall with only 1 afternoon of biblical rain when we, along with most of Sussex, decided to go to Hastings. On that note the old town is great and new town, well, the less said the better. The owners, Amanda and Suzy, were perfect hosts from the point of booking and throughout our stay, dealing quickly with any questions we had. They've created a cosy place where you soon feel at home. So much so we didn't need some of things we'd packed. The welcome pack was a lovely touch and our youngest single handedly polished off the biscuits so she offers particular thanks! Special mention for providing Sky Sports for both the Lions Rugby and Cricket and Netflix. Small but important as so many places just give you free channels. The house itself is the nicest property around and quiet despite being near the road. The neighbours didn't make a peep. Garden is sunny and secluded, perfect for a morning brew on the table at the end or an evening BBQ on the patio. As for necessities the beds were comfortable, towels good sized (it makes a difference!) and shower pressure terrific. Outside the home the beach is near as is a local park for dog walking. Recommend the beach cafe - best bacon rolls I can recall - and a walk to William the Conqueror at Rye Harbour. Decent food in a a picturesque setting. The New Inn at Winchelsea is a great pub too (a 40 min walk) serving decent grub and is friendly. Very quaint setting. Otherwise for days out Battle is worth a visit which is about 30-40 mins and of course Rye (take the 101 bus if you like a pint and want to properly enjoy its fine pubs) which retains its old charm and thankfully independent shops.
